Market view


As with most of England and Wales the housing market in Scotland has slowed down and stabilised. “Christmas has come early for us in the sense that the market already seems to be experiencing the traditional Christmas slowdown,” says Paul Murphy of Paul Murphy Estate Agents in Glasgow. “It’s the quietest November we’ve had for years.”


As occured in England, Glasgow is experiencing the downturn of a market that has peaked, leaving sellers’ expectations high but buyers unwilling to pay the inflated prices of the past few years.


“Property prices have decreased recently, especially for flats,” says Paul. “Certain house types like bungalows are popular but other modern properties are becoming difficult to sell as so many have been built in recent years. There are still some popular areas like the west of the city near the university where buyers are willing to pay high prices for the location, but overall property is moving slowly.”


One of the problems is that like England, Scotland’s property market is suffering from a shortage of first-time buyers. “They’ve gradually been disappearing over the last year,” says Paul. “However, as there isn’t much competition for typical first-time buyer properties it’s now a buyers’ market.”


Unlike in England, Scotland will not be adopting the home information packs (HIPs) that many English estate agents fear will negatively affect the market. “There’s talk of a single survey that will be similar to the HIP,” says Paul. “But the trials haven’t been popular as it’s seen as being biased towards the seller.”
